Repeat guests already know the layout, location, and host. That familiarity can make planning the next trip simpler. A successful return invitation starts with a good stay and an appropriate booking route, not a blanket discount or a promise of guaranteed repeat revenue.
Make the next stay easy, remember useful preferences appropriately, and keep Airbnb repeat bookings on Airbnb. Build your independent guest channel through your own marketing.
1. Start with the booking channel
Airbnb’s off-platform policy prohibits encouraging current, future, or repeat Airbnb bookings to move outside Airbnb, including offers of discounts for doing so. It also restricts using Airbnb-provided guest contact information for marketing. A completed first stay does not remove these restrictions.
For an Airbnb guest, keep the return conversation and reservation on Airbnb. For guests you attract independently through your own website or marketing, maintain a separate direct booking process. A QR code should not be used to evade platform rules.

2. Make the first stay worth repeating
Focus on details you can consistently deliver: accurate photos, straightforward arrival instructions, a clean space, working amenities, and helpful responses when something needs attention. A guest should not have to earn good service by doing extra cleaning.
When a guest mentions a useful preference, such as a quiet workspace or an extra blanket, respond during the stay. Avoid collecting sensitive personal information or building speculative profiles. The next invitation can simply say you would be happy to host them again.
3. Use a simple Airbnb return message
Send a courteous thank-you through the reservation conversation. Do not tie a future discount to a positive review. If the guest later asks about dates or a different price, use Airbnb’s available tools and keep the booking there.

4. Give independently acquired guests a way back
For your own direct guests, a stable property link is useful: they can revisit photos, check dates, and contact you when they are planning another trip. A clearly labeled QR card can make saving that link convenient. Test the code before printing it.
JustStay provides that property page and its shareable link and QR code. It supports inquiries and optional booking requests; it does not take accommodation payments or guarantee a booking. Keep pricing, confirmation, and payment arrangements clear.
If a direct guest has agreed to receive marketing from you, respect that preference and provide a straightforward way to stop receiving it. Do not add every person who makes an inquiry to a mailing list.
5. Make an offer you can actually honor
Decide whether a return offer makes sense for the requested dates. Consider cleaning, utilities, payment costs, subscription costs, and the revenue you would otherwise expect. A familiar guest is still a new reservation with its own availability and terms.
An optional benefit could be a price reduction, an included extra you already provide, or a flexible arrival time when the turnover schedule allows it. Spell out the dates and conditions; do not advertise a benefit you cannot reliably deliver.

Track what is useful
Keep a simple record of returning reservations, the channel used, the offer given, and whether the stay worked well for both sides. Count confirmed stays separately from inquiries. Compare the cost of any incentive with its actual result.
A practical repeat-guest routine should feel personal without being intrusive: deliver the stay you promised, thank the guest, and make the appropriate route back easy to find.
